Site Preparation and Grading in Coeur d’Alene

Grading is where a buildable pad is made or lost. Inmanstories shapes raw Kootenai County parcels to the engineer’s grading plan, from topsoil stripping and mass cut and fill through rough grading to a finish-graded, compacted subgrade. We establish pad elevations and positive drainage slopes so water moves away from the structure, not toward it, on soils that shift from sandy outwash to cobble across a single Coeur d’Alene lot.

Why Compliant Grading Matters

• Proven compaction. We place structural fill in controlled lifts and test it to 95 percent of maximum dry density with a Proctor test, so the pad does not settle under load later.
• Drainage that meets code. Positive slopes and swales route stormwater correctly and support the SWPPP required on larger sites.
• Erosion control up front. Silt fence and inlet protection go in before the cut, keeping sediment out of the Spokane River watershed.

Our Process

We start with an 811 locate through Idaho’s Dig Line, strip and stockpile usable topsoil, then cut and fill to plan. Fill goes in lifts and gets compacted and tested, and finish grade is shot to the plan elevations. Erosion measures stay in place until the site is stabilized and seeded.
